• Bachelor of Architecture or Project management.

JOB DESCRIPTION

The Resident Site Architect is responsible for overseeing and managing the on-site execution of construction works to ensure alignment with design intent, quality standards, and project timelines. This role acts as a key liaison between contractors, consultants, and the owner, ensuring smooth coordination and effective communication throughout the construction phase.

PRIMARY DUTIES

• Evaluate contractor’s program and method statements to ensure alignment with project requirements and design intent.
• Conduct periodic site visits to observe construction progress and assess the quality of work and provide detailed reports.
• Station on site to monitor and ensure all works are executed in accordance with the design intent.
• Prepare supporting documents for the Owner’s issuance of instructions (CN).
• Compile and manage interior and exterior defects lists during construction and post-completion phases.
• Supervise the preparation of O&M manuals, warranties, and as-built drawings to ensure completeness and accuracy.
• Receive and coordinate responses to Client’s comments and feedback throughout the project construction lifecycle.
• Chair and document Contractor-Consultant coordination meetings. Attend additional coordination meetings as required.
• Review shop drawings, material samples, and other submittals to ensure compliance with design standards.
• Conduct punch list inspections and prepare deviation/derogation reports (NCR).

SUPPORTING DUTIES

• Coordinate temporary works to support construction activities and ensure site safety and efficiency.
• Establish and maintain administrative procedures including document handling, submittals, and quality assurance protocols.
• Carry out statutory duties as Architect of Record, ensuring regulatory compliance.
• Arrange statutory inspections of works and secure authority approvals.
• Issue Certificate of Practical Completion upon satisfactory work completion.
• Issue Certificate of Final Completion after resolving all defects.
• Chair and document Owner-Contractor coordination meetings to ensure alignment and progress tracking.
• Attend Owner-Contractor meetings to provide architectural input.
• Manage RFIs to ensure timely and accurate responses to contractor queries.
• Oversee the change management process, including evaluation, documentation, and approval of design changes.
• Manage the contractor payment process, including review and certification of payment applications.
• Issue Certificate(s) of Completion as required to formally close out project phases.
