To act as the lead professional on architectural integrity, property management, and preservation for a mixed portfolio of rental and heritage-protected properties in Macau. This role requires a comprehensive approach, blending technical surveying expertise with strategic portfolio management to ensure regulatory compliance, uphold preservation standards, and protect asset value.

Key Responsibilities
Technical & Building Surveying:
[1] Conduct systematic, expert-level condition surveys of building structures, façades, and internal systems, diagnosing defects and prescribing appropriate remedies.
[2] Lead the identification, specification, and prioritization of structural repairs, restoration projects, and long-term preventive maintenance plans.
[3] Manage and administer contracts for contractors and service providers (cleaning, security, technical), ensuring works are delivered on time, to budget, and to the highest quality standards.
[4] Oversee and approve the preparation of full technical documentation, including drawings, specifications, and method statements for government submissions.

Heritage & Compliance:
[5] Serve as the primary liaison with Macau government departments (e.g., DSSCU) on all matters of heritage compliance, building safety, and project approvals.
[6] Provide expert guidance on the application of Macau’s cultural heritage building regulations, ensuring all works are sympathetic to the historical significance of the assets.

Strategic Advisory & Financial Management:
[7] Advise senior management on strategic capital expenditure (CAPEX) and operating expenditure (OPEX) planning, providing detailed lifecycle cost analysis and long-term budgeting for the portfolio.
[8] Lead and manage multi-disciplinary consultant teams throughout the project development lifecycle for new properties, ensuring all designs and execution align with the company's development guidelines, quality standards, and strategic requirements.
[9] Represent the company's interests at meetings with tenants, owners' corporations, and governing authorities, providing technical authority and professional judgment.

Risk Management & Tenant Relations:
[10] Champion building safety, ensuring robust fire safety protocols, mandatory inspections, and annual drills are meticulously conducted and recorded.
[11] Provide expert technical support for tenancy-related issues, from onboarding to dispute resolution, ensuring tenant fit-outs comply with building structures and heritage guidelines.

Requirements
[1] A bachelor’s degree or higher in Building Surveying, Architecture, Building Studies, or a directly related field. A diploma will be considered only if accompanied by exceptional, demonstrable experience.
[2] A minimum of 5 years of progressive experience in a technically focused property management, building surveying, or architectural conservation role. Experience that aligns with the competencies of a Hong Kong Building Surveyor is highly desirable.
[3] Demonstrable, in-depth familiarity with the building codes, regulations, and submission processes in Macau.
[4] A distinct advantage: Proven experience navigating Macau’s specific cultural heritage building regulations and approval processes.
[5] Exceptional written and verbal communication skills in Chinese (Cantonese/Mandarin) and English, with the ability to produce clear, professional reports and liaise effectively with all stakeholders.
[6] Proficiency in MS Office; familiarity with AutoCAD or similar drafting software is a strong advantage.
